This Privacy Policy explains what information we collect, how we use it, and what your rights are when using our Platform (website and mobile applications) and our integrated “Home & Living” services.

We collect different types of data depending on how you use the Platform:

1. Data You Provide to Us Directly:

• Registration: First name, last name, email address, phone number, password.
• Transactions (Home & Living): Delivery address, billing information (Note: credit card numbers are processed exclusively by our payment processors STRIPE; we do not store them).
• Communication: Inquiries you send to Agencies, Vendors, or our Customer Support.

1. Data We Collect Automatically:

• Technical Data: IP address, device type, browser type.
• Behavioral Data: Which properties you view and how long you stay on the page (for the purpose of personalizing “Investment Reports”).
• Affiliate Tracking: If you arrived via a Partner’s link, we record that Partner’s ID to process their commission.

3. DATA DISTINCTION (“Private” vs “Shared” Assets)

A unique feature of our platform is the strict separation of data ownership for your security:

• Private Asset (Agency Data): When you provide your data directly to a specific Agency (e.g., by signing a contract with them or inquiring directly about their listing), that data is considered the Agency’s business secret. eBM technically stores this data (acting like a safe), but we do not use it for our marketing campaigns nor share it with other agencies.
• Shared Asset (eBM Data): When you register directly on the eBM portal or purchase from the “Home & Living” sector, your data becomes part of the eBM ecosystem. We use this data to send you relevant offers, investment analyses, and discounts for home furnishing.

4. PURPOSE OF DATA PROCESSING

We use your data exclusively for:

• Service Provision: Connecting you with real estate agents or fulfilling furniture/service orders.
• Security: Identity verification (for Investors and Agents) and fraud prevention.
• Personalization: Displaying properties and products that match your interests (e.g., “Smart Matching” in the Home & Living sector).
• Marketing: Sending newsletters and investment guides (only with your consent, which you can withdraw at any time).

5. SHARING DATA WITH THIRD PARTIES

We share your data only when necessary to execute a service:

• With Vendors (Suppliers): If you order furniture, the Vendor receives your Name, Address, and Phone Number for delivery purposes.
• With Agencies: If you send an inquiry for a specific property, your contact details are forwarded to that Agency.
• With Contractors: Only if you request a quote for work (e.g., renovation), your data is shared with the selected contractor.
• Legal Obligation: To competent authorities (e.g., FIU-K) in case of suspected money laundering or other illegal activities.

6. YOUR RIGHTS

In accordance with the law, you have the right to:

• Access: Request a copy of all data we hold about you.
• Rectification: Correct inaccurate data via your profile.
• Deletion (“Right to be Forgotten”): Request the permanent deletion of your account and all personal data (except for data we must keep by law for accounting/tax purposes).
