This Legal Disclaimer applies to all information, services, software tools, and materials available on the eBalkan Marketplace (eBM) platform, specifically within the Real Estate and Investment sections.

1. NATURE OF THE PLATFORM (INFORMATION INTERMEDIARY)

eBM operates as a digital advertising space and technological intermediary. While we invest significant effort to verify the identity of our partners (Agencies and Investors) through our “Verified Partner” process, eBM does not guarantee the absolute accuracy, completeness, or timeliness of the information published on the platform.

All property data (including, but not limited to: surface area, price, ownership documentation, construction permits, images, and videos) is entered directly by third parties—Real Estate Agencies, Agents, or Investors. The exclusive responsibility for the accuracy of this data lies with the advertiser.

2. NO LEGAL OR FINANCIAL ADVICE

Information available on the eBM platform, including “Investment Guides,” “Market Pulse” reports, blog posts, and ROI calculations, is of an informative nature only.

• Not Legal Advice: eBM is not a law firm. No information on the site can replace professional legal advice from a notary or lawyer regarding a sale or purchase.
• Not Financial Advice: Extended data on market trends does not constitute an invitation to purchase nor a guarantee of profit. Every investment decision is the sole risk of the user.

3. LIMITATION OF LIABILITY FOR TRANSACTIONS

eBM is not a contractual party in real estate purchase or lease transactions (unless eBM is directly selling its own property, which is clearly indicated).

• The Sales Agreement is concluded exclusively between the Buyer and the Seller.
• eBM bears no responsibility for any damage, financial loss, legal defects of the property (e.g., liens, mortgages), or failure of any party to fulfill obligations in the transaction, even if the transaction was initiated through our platform.

4. RESPONSIBILITY FOR “INVESTMENT INTELLIGENCE”

Our premium reports (“Investor Deep-Dive”, “ROI Intelligence”) are based on historical data and statistical market analysis.

• Past ≠ Future: Historical price growth in a certain neighborhood is not a guarantee of future growth.
• Projections: All investment return projections (Rental Yield) are estimates based on current market conditions and do not represent guaranteed earnings. eBM disclaims liability for financial losses incurred by relying on these analyses.

5. VISUAL REPRESENTATIONS AND NEW CONSTRUCTION

• 3D Renders: Images depicting the future appearance of buildings under construction (renders) are artistic visions and may differ from the final executed state of the object.
• Property Condition: Photographs of existing properties may be edited or shot in a way that does not show all flaws (e.g., using wide-angle lenses). The buyer is obliged to inspect the property in person before making a decision.

6. LINKS TO THIRD PARTIES

The Platform may contain links to other websites (e.g., land registry, banks, law firms). eBM has no control over these sites and is not responsible for their content or privacy policies.

By using the eBM platform, you acknowledge that it is your obligation to conduct Due Diligence before signing any contract or transferring money. We strongly recommend engaging an independent legal representative for every real estate transaction.
